QUESTION: WHAT ARE THE ADVANTAGES OF OWNERSHIP?

ANSWER: Owning real estate at The Villas at Rancho Valencia provides –


QUESTION: ARE THE VILLAS AT RANCHO VALENCIA CONSIDERED A TIMESHARE DEVELOPMENT?

ANSWER: The Villas are owned as a fully deeded piece of real estate, not a timeshare. Owners have access to the Villas with the right to use anytime, subject to the Reservation Policies and Procedures. Deeded ownership provides the utmost flexibility and security and there is no better way to provide your family with the treasured memories of the Rancho Valencia lifestyle.


QUESTION: HOW IS TITLE CONVEYED?

ANSWER: Each Owner will receive a grant deed at closing. Fee simple title to a fractional interest in a Villa and an undivided interest in the Villas common areas will be conveyed at closing. Each Owner will also receive title insurance policy on their ownership interest by First American Title Company.


QUESTION: HOW MANY OWNERSHIPS WILL BE SOLD?

ANSWER: The Villas at Rancho Valencia, a private residence club, has a total of 96 fractional Ownership Interests, 12 luxury Villas with 8 fractional Ownership interests per Villa. Owners may purchase multiple interests if desired.


QUESTION: AS AN OWNER, HOW OFTEN CAN I STAY AT THE VILLAS?

ANSWER: All owners receive 4 planned vacation weeks per calendar year, plus an additional 60 days of usage at no additional charge, for a total of 90 days per year.*


QUESTION: WILL I ALWAYS STAY IN THE SAME VILLA?

ANSWER: To provide more availability and flexibility, Owners have equal access to all 12 Villas. Villas are similarly furnished and feature spacious floor plans, luxury appointments, and impeccable detailing. Owners may request a specific Villa, and this request will be granted when possible, according to the Reservation Policies and Procedures.*


QUESTION: HOW DO OWNERS RESERVE THEIR TIME AT THE VILLAS?

ANSWER: Each year, each Owner chooses 4 planned vacation weeks. Once all planned vacation weeks have been reserved, Owners can then begin reserving additional time with the remaining available inventory. The additional time can be reserved in two ways – there is a Short Notice reservation that can be reserved within 7 days of the preferred arrival date; and there is a Space Available reservation that can be reserved any time during the year for up to 7 days in length. There can be one of each of these additional types of reservations on the calendar at any given time, and once it has been used, another reservation of that particular type can be made.


QUESTION: WHAT IS THE SELECTION PROCESS FOR CHOOSING VACATION TIME?

ANSWER: To ensure that all Owners receive a fair shot in choosing their planned weeks, the selection order rotates every year. The additional space available and short notice stays are reserved on a first-come basis. *


QUESTION: CAN OWNERS LEAVE THEIR PERSONAL BELONGINGS AT THE VILLAS?

ANSWER: The Villas provide an on-site locked storage area for each Owner to store their personal belongings, as well as a temperature controlled wine cellar.


QUESTION: WHAT IS PROVIDED WITH THE ANNUAL HOA DUES?

ANSWER: The HOA fees cover the typical costs of maintenance, professional management and operations of all Villa facilities and amenities. These fees provide funds for utilities, supplies, interior maintenance, exterior maintenance, landscaping, cable, TV, telephone service, internet service, personalized staff, insurance, as well as contribute to a reserve account for replacement and upkeep of villa furnishings and finishes.


QUESTION: WHO CONTROLS THE AFFAIRS OF THE VILLAS?

ANSWER: A Board of Directors, including Owner-elected members, control the affairs of the Villas and oversee the financials & budget.


QUESTION: CAN A CORPORATION, PARTNERSHIP OR LLC OWN A ONE-EIGHTH RESIDENTIAL INTEREST?

ANSWER: A corporation, partnership, or LLC can own an interest in a Villa. The legal entity of the interest annually identifies one person to be the Principal Owner with all the rights and privileges of an Ownership.


QUESTION: DO OWNERS HAVE ACCESS TO ANY OTHER VACATION PROPERTIES?

ANSWER: The Villas at Rancho Valencia is a part of the Timbers Collection and a member of the Timbers Reciprocity Program (TRP). TRP extends the benefits of owning a Timbers Resorts property by offering Owners at each destination the opportunity to experience the entire collection through a simple and convenient trading system. After becoming an Owner at your favorite property, you can join the program and discover what makes each property so special. If you are an Owner at Esperanza Resort, but long for a week in Wine Country, you can arrange a trade to visit Castello di Casole in Tuscany or The Orchard at The Carneros Inn in Napa Valley. Or if you would like to swap your skis from Timbers Bachelor Gulch in Beaver Creek, or One Steamboat Place in Steamboat Springs for golf clubs, you have the choice of The Rocks Luxury Residence Club in Scottsdale or Mayacama in Sonoma.
